All owners at Mataka preserve key lot features permanently through Land Covenants, rights that are fully transferable to future buyers. Each owner grants other residents access over Common Areas, creating a community held together by shared responsibility and mutual respect for the land.

Design Guidelines uphold development standards and preserve the rural retreat character of the estate. Road maintenance, beach access, the Lodge, boatsheds, and other shared assets are governed by these covenants, ensuring that no single owner's decisions affect the estate's quality for others.

The Mataka Residents' Association is the body corporate that represents all owners and governs the shared infrastructure of the estate. Membership is automatic with property ownership. The Association maintains roads, manages conservation contributions, and oversees the ongoing improvement of communal facilities.

Annual meetings, committee structures, and clear governance documents ensure that decisions about the estate are made collectively, transparently, and with the long-term character of Mataka in mind.
